How are official searches carried out?

Solicitors and conveyancers usually submit forms LLC1 and CON29 on behalf of their clients for property or land transactions. A cheque and two ordnance survey plans clearly identifying the boundaries of the property the search relates to are also required. The search details are logged onto a computer system and the property curtilage drawn on an electronic map. Highway information is requested from Hampshire County Council.

Search reports are completed and dispatched normally within 3-5 working days.

Conveyancers can now submit these search forms electronically through the NLIS National Land Information Service and the NFDC online search facility.

Fees for official searches are set annually as part of the corporate budget process.

Some solicitors have set up accounts to facilitate the payment of search fees. If you wish to explore this option please complete the application form and return to Land Charges

On receipt of your application an account will be set up and you will be issued with an account number that will be required when submitting a search.

Please allow 10 working days for this to be processed.

A monthly invoice will be dispatched with a list of the searches requested in the preceding month. Settlement of the account can then be made by cheque, debit/credit card or BACS payment and must be made within 28 days. In all instances the searches undertaken must be paid for, even in cases where the conveyance is not completed.
